New Colliers study shows increasing importance of operational real estate in Germany

Frankfurt/Main, 15 January 2026 – Operator-run assets have been an integral part of the investment market in Germany for years and are becoming increasingly important. For example, after the end of the interest-rate-driven peak phase and with the slump in commercial transaction volume since 2023, the market share of operational real estate has risen by five percentage points to 16 percent. In the first half of 2025, a new high of 21 percent was reached. These are the results of the new report „Operational Real Estate: Real Estate Meets Entrepreneurship“ by Colliers. The report analyses market trends, growth drivers and the potential of operator-run properties in the current investment environment. Furthermore, the individual property types are examined in detail, and opportunities for institutional investors are shown.
„Operational-run assets are less affected by classic real estate cycles, as the rent is not primarily determined by developments in the real estate market, but predominantly by the profitability of the respective business. Long-term income security and low volatility make operational real estate an attractive addition to classic real estate investments. The diversity and growth potential are significant, but access for institutional investors is often limited. Germany still has development potential, especially in opening up the market to new operator concepts.
